How do we know if we have a facilities problem?
Usually if someone is asking this question a problem already exists. Administrators of any facility can use marketing studies and business projections to determine the need for expansion or development of additional locations. These same individuals have a keen awareness of the limitations of the facilities they are now operating. Generally, when these people complain about a lack of efficiency, people sitting on top of each other, etc., there is a facilities problem. In a short time an architect usually can determine how serious the problem is.

We seem to be running out of space in every department. Do we need to expand?
Not necessarily. Sometimes after meeting with the architect and completing a preliminary study, it can be determined that reorganization of the existing facility would accommodate all the proposed needs. As an example, Dale Kerslake, manager of Cascade Federal Credit Union in Seattle, asked The Driftmier Architects to begin planning for the expansion of their main facility. A needs analysis and space planning study showed that expansion was not necessary. It was determined that reorganization of the existing 4,500 square foot facility would accommodate all the needs of the Credit Union. This turned a $450,000 expansion project into a $165,000 remodel.
Do we need an architect?
Generally a trained professional in any field helps the process go smoother, take less time, and result in a more satisfactory end product. The right architect can make the solution to your facilities problem much simpler to identify and accomplish. The architect is experienced in all phases of the project from site selection through final move in. This experience and knowledge contribute to a better final product while freeing you and your staff to do their jobs rather than administering a construction project.
Can’t the contractor design it for us?
Some contractors say that they can provide design services. Usually they hire outside design services at the lowest rate possible. The service provided in this manner usually is only marginally adequate for accomplishing the task. Asking a contractor to design your building is similar to asking your dentist to prescribe new eyeglasses for you.
When is the right time to select an architect?
The architect should be selected as early as possible. The architect’s analysis of the owner’s needs often affects site selection, budget and financing considerations, and receipt of approvals from various agencies. This work becomes the information base for the rest of your decisions. Selecting a good architect early not only ensures a smooth process, it also relieves you from many project responsibilities so you and your staff can spend a majority of your time on your normal job tasks.
In addition to building design, can the architect provide other services?
Definitely. Many architects provide numerous other services. Our firm is often asked to help the owner determine their needs and the project requirements. This can involve evaluating a number of different aspects of the site, such as selection of furnishings, art work, equipment, and other items for the facility. We regularly present the project at various meetings including stakeholder’s or public meetings and permit approvals. We can provide full interior design, graphics for new signage, develop informational handouts, and take on many other tasks. In addition, there are many other services that architects provide.
How long does the process take?
Generally the research and design portion of a project will take four to six months depending on the size of the project and the client’s speed in decision making. The permit process depends on the jurisdiction and can range from a month to six months, or more. Construction generally takes from four to nine months. Large projects can take much longer. It is advisable to plan at least a year for the process on a new medium-sized facility. Tenant improvements and remodels of existing buildings can take as little as three months if the conditions are right.
